Fulham contains a significant number of Victorian terraces, many of which are now well over a century old. While these buildings often possess strong architectural character, we regularly encounter recurring defects during inspections.
One of the most common issues involves moisture-related deterioration. This may present itself through defective pointing, poor ventilation, deteriorated roof coverings or concealed leaks around parapets and gutters. In many cases, relatively recent cosmetic refurbishment can conceal the true condition of the structure beneath.
We also frequently identify movement-related cracking, particularly where alterations have been carried out historically. Older London buildings have often been extended, converted or internally reconfigured numerous times over the course of their life. While not all cracking is structurally significant, it is important that the cause is properly understood.
Another recurring issue relates to maintenance. Roof coverings, flashings, rainwater goods and external joinery often deteriorate gradually over time. Where maintenance has been deferred, more significant defects can develop, particularly in exposed areas.
At Ekron, our inspections are focused on understanding how the building is performing as a whole, identifying defects, highlighting areas requiring further investigation and helping buyers make informed decisions before committing to a purchase.
