Property Buying

Independent, survey-led advice for people buying property in prime London. We act only for you, the buyer: appraising a property properly before you commit, testing the price against its true condition, and guiding the purchase through to completion.

01 · What buying advice from a surveyor gives you.

What buying advice from a surveyor gives you.

Most buyers see a property two or three times, through the agent who acts for the seller. A chartered surveyor on your side looks at the same building very differently: what it is really worth, what it will cost to put right, and where the risks sit before you are committed.

We give you an informed, independent view of a property you are considering, so the decision to offer, and the price you offer at, rests on the building as it actually is rather than how it shows.

02 · How we help.

How we help.

Pre-offer appraisal

An early, practical read on a property you are considering: condition, obvious risks and whether it is worth taking further.

Survey & condition

A RICS Level 2 or Level 3 survey on the property you decide to pursue, so nothing structural is a surprise.

Price & negotiation input

A view on whether the asking price reflects the condition, and evidence you can use in negotiation.

Due diligence

Coordinating the technical checks, from defects and services to party wall and boundary considerations, alongside your solicitor.

Through to completion

A point of contact from viewing to keys, and a natural handover into ongoing management once you own it.

03 · Who we act for.

Who we act for.

Owner-occupiers

Buying a home in prime London who want an expert eye before they commit.

International buyers

Purchasing from overseas and unable to inspect in person; see also our advice for international clients.

Investors

Adding a residential asset and needing the condition and cost picture before exchange.

Busy professionals

Who want the buying process held together by one accountable adviser.

04 · How it works

How an instruction runs.

01

Brief

We agree what you are buying, what matters to you and where you need us most.

02

Appraise

We look at the property and give you an early, honest view before you offer.

03

Survey

On the property you pursue, the appropriate RICS survey and any specialist checks.

04

Negotiate

We translate the findings into a clear position on price and works.

05

Complete

We stay with the purchase through due diligence to completion.

Independence

The seller’s agent, however charming, is paid to get the highest price for the seller. On a purchase this size it is worth having one person whose only job is to look after your interest.

Questions

Frequently asked.

Are you a buying agent?

We are chartered surveyors acting on the buyer’s side. The exact scope is tailored to what you need, from appraising and surveying a property you have found through to broader support across the purchase. Tell us where you are in the process and we will set out how we can help.

Do you take commission from agents or sellers?

No. We are paid only by you, the buyer. That is what keeps the advice independent.

Can you advise if I am buying from overseas?

Yes. A large part of our work is for buyers who cannot inspect in person; we act as your eyes on the building and the purchase. See also our advice for international clients.

Do I still need a separate survey?

The survey is part of how we advise you. On the property you decide to pursue we carry out the appropriate RICS Level 2 or Level 3 survey and fold its findings into the buying decision.

How much does it cost?

It depends on the property and how much of the process you want us involved in. Tell us what you are buying and we will come back with a clear, fixed fee.

Buy on the facts, not the finish.

Tell us the property you are considering and where you are in the process. We come back the same working day with how we can help and a fixed fee.
