What ongoing stewardship looks like.
Most prime London property is not professionally managed. The owner manages it personally, the housekeeper raises issues, and contractors are appointed reactively. The result is unpredictable expenditure, deferred maintenance, and avoidable failures.
Property and portfolio management replaces that pattern with structure. We hold the maintenance schedule, the contractor relationships and the compliance calendar; we visit at agreed intervals; we report in writing; and we hold one accountable point of contact for the building.

A schedule of recurring works (gutters, gas, electrical testing, drainage, decorations) with timings and budgets.
Reactive maintenance
A defined first-call route for issues that arise, with a contractor list of known quality.
Statutory compliance
Gas, electrical, fire, asbestos, EPC, where relevant: tracked, renewed and recorded.
Capital projects
Larger works (roof renewal, mechanical replacement, façade) procured and managed properly.

A quarterly written report and an annual budget meeting.

Are you a managing agent?
No. Managing agents typically act for landlords of let property and earn from the service charge. We act for owner-occupiers and family offices on owned property, on a clear fee, with no income from contractors or suppliers.
Do you take commissions from contractors?
No. Our entire fee is paid by the client. Contractors are tendered on a like-for-like basis and the client signs the contract directly.
What is the typical fee structure?
An annual retainer based on the scale of the portfolio, plus agreed project fees for capital works. Both are quoted in writing before instruction.
Can you take over an existing relationship?
Yes. Many engagements begin with the client wishing to professionalise an arrangement they have outgrown. The transition is straightforward.
Will you visit if there is a problem?
Yes. Reactive visits are part of the engagement. The contract specifies response times.
