
We were recently instructed by our client to undertake a RICS Level 2 Survey of an apartment in the charming Queen’s Club Gardens.
Queen’s Club Gardens History
Queens Club Gardens was built in the 19th century by businessman, William Gibbs, placing it as yet another beautiful product of the Victorian era.
The estate is within the Queen’s Club Gardens Conservation Area which abuts the Baron’s Court Conservation Area. The location of the estate within a Conservation Area is beneficial for buildings such as these as it limits the works that can be undertaken to the buildings and the trees, requiring planning permission for a number of works.
Arranged over 33 blocks and containing 548 flats with 3 staff flats, Queens Club Gardens retains the majority of its original features such as its red brick facing elevations, elaborate Dutch gables, arched lintels, brick pilasters and sash windows. What’s more, if tennis is your sport of choice, the estate is located around a communal garden which contains tennis courts. The estate is equally very close to The Queen’s Club which hosts the annual Queen’s Club Championships if you enjoy watching the sport.
Queen’s Club Gardens Survey
The apartment we inspected was modernised and featured two generously sized bedrooms, a large living room with a modern kitchen and bathroom.
Our client was planning to live in the property and required a Level 2 Survey to ensure that the property was in good condition ahead of their move. We also took into account their specific requirements for proposed works to the property.
In line with the RICS Home Survey Standard, our RICS Level 2 Surveys cover the following:
- Description of the construction and condition of the property, highlighting potential issues and visible defects.
- Serious or urgent problems and highlights areas which need to be investigated further.
- A more extensive roof space and drainage chamber inspection.
- Ongoing maintenance requirements to consider in the future.
Our inspection identified areas needing further investigation, enabling us to provide our client with clear, reasoned advice to confidently assess whether to proceed with the purchase.
