
We recently undertook a RICS Level 2 Home Survey on an apartment in Stanhope Gardens, South Kensington, on behalf of an international client purchasing in the area.
Represented by their property buyer, we carried out the survey within five days of initial contact, delivering the final report soon after.
About Stanhope Gardens, South Kensington
Stanhope Gardens is a prestigious garden square and street located in the Royal Borough of Kensington and Chelsea (RBKC).
Location-wise, it’s fantastic, with excellent transport connections being very close to Gloucester Road and South Kensington Stations. It’s also close to family favorites, such as the Natural History Museum and the Victoria and Albert Museum.
Interestingly, the Circle and District Lines run beneath the gardens, a detail that often goes unnoticed in properties in this part of town.
Some of our findings
The apartment itself was generally well-maintained and well-proportioned, offering generous floor-to-ceiling heights of 3.1m.
Some observations we noted included:
- The building itself was Grade II listed, any alterations, particularly to windows, are subject to listed building consent.
- The building was also in the Courtfield Conservation Area, which is likely to restrict external changes.
- The building falls under the Higher-Risk Building (HRB) classification as defined by the Building Safety Act 2022.
- Evidence of slight dampness was observed, likely due to defective pointing to the external brickwork.
